Mukhyamantri GRUH Yojana Gujarat: An affordable housing scheme of Gujarat government especially for EWS and LIG category of the society.

In Mukhyamantri GRUH Yojana Gujarat, GRUH is the short form of Gujarat Rural Urban Housing. Mukhya Mantri (Gujarat Rural Urban Housing) Yojana is a modified version of ‘Gujarat Affordable Housing Scheme’ was launched to complete the demand of low-cost houses in the state.
Objectives of Mukhya Mantri GRUH Yojana
With the objective to rehabilitate the slum area in urban areas by the end of 2018, the scheme was come into existance. During to the launch of the MMGY, the government committed to provide affordable houses to EWS (Economical Weaker Section) and LIG (Lower Income Group).
Mukhyamantri GRUH Yojana Lottery Draw Result
The concern authorities, municipal corporations (MC) and housing board conducts a lottery program for the allotment of houses and flats under Gruh Yojana and lottery draw result list of Mukhyamantri Gruh Yojana uploaded to area-wise municipal corporations and housing boards official websites.
EWS Mukhyamantri GRUH Yojana
Under EWS Mukhyamantri Gruh Yojana Gujarat, the government will provide an option to the people belong to EWS category to get a pucca or pakka house. The benefits of this housing option can be availed by any household member belonging to economical weaker section. The carpet area of EWS house under CM Awas Yojana would be in the limit of 25 sq. meter to 30 sq. meter with the inclusion of one rooms, kitchen, bathroom and toilet.
The slum area of metropolitan, municipal and development authority areas will be rehabilitated by developing houses for them.
Eligibility for EWS Beneficiaries
- The EWS beneficiary will be selected through their electricity bill, voter ID card, slum survey or ration card.
- To get the allotment of houses under the housing program, the beneficiary annual income should not be more than Rs. 1,00,000/-.
- The applicant should be adult and crossed the age of 18 years and none of his/her family member should have either house or plot.
- Applicants willing to take the benefits of slum rehabilitation should be living in slum on or before the cut-off date of 1/12/2010.
- Computerized Lottery Draw will be conducted for the announcement of successful allotment of houses under EWS GRUH Yojana.
- A hundred rupees stamp paper will be used for the registration of houses.
- The houses allotted to the beneficiary should be registered jointly in the same of husband and wife and the first right will be given to the wife.

Financial Assistance
In the construction of housing projects under Slum rehabilitation schemes, the expenditure would be contributed by Central Government, State Government, local urban bodies and beneficiaries as follows.
Central Government will provide 50% of the project cost and the State Government and Urban local bodies will bear 38% and the 12% will be contributed by the beneficiary (Rs. 35,000/- thirty five thousand).
The implementing agency would also provide a loan to the eligible beneficiary. The scheme will not allow the allottee or the beneficiary to sell the houses before the period of 15 years. In type of conditions, implementing agency has the authority to cancel the allotment and after that the ownership of land will land will be in the hand of urban local bodies.
Process of Application/How to apply
Applications from potential beneficiaries will be collected before beginning project. The construction of housing projects will be done under self-financed scheme. Application to be deposited along with the application money of Rs. 7,500/- (Rupees seven thousand five hundred only) for EWS, category.
LIG Mukhyamantri GRUH Yojana
The scheme is part of encouragement towards the affordable housing projects for lower income group (LIG) to meet the meet the growing target of affordable housing in urban areas of Gujarat.
The carpet area of EWS house under CM Awas Yojana would be in the limit of 31 sq. meter to 50 sq. meter with the inclusion of two rooms, hall, kitchen, bathroom and toilet.
Eligibility for LIG Beneficiaries
- LIG beneficiaries would be selected on the basis of their annual income. The annual household income of LIG family should be in Rs. 1,00,000/- to Rs. 2,50,000/-.
- The applicant should be adult and crossed the age of 18 years and none of his/her family member should have either house or plot.
- Computerized Lottery Draw will be conducted for the announcement of successful allotment of houses under EWS GRUH Yojana.
- Municipal Corporations and Municipalities will carry out the registration activity and UIDAI (Unique Identification Authority of India) shall be mandatory for the beneficiary to be registered under the scheme.
- The houses allotted to the beneficiary should be registered jointly in the same of husband and wife and the first right will be given to the wife.
- Concessions in stamp duty will be as per prevailing norms.
- The scheme will not allow the allottee or the beneficiary to sell the houses before the period of 7 years.
Financial Assistance
The beneficiary would only have to pay the remaining amount after deduction of subsidy per unit of house. This amount to be payable by the beneficiary will be around in the range of Rs. 7.50 lakh to Rs. 11 lakh whichever is less. Further loan facilities would be provided by the Implementing agency with the coordination with bank.
How to apply
Applications from potential beneficiaries will be collected before beginning project. The construction of housing projects will be done under self-financed scheme. Application to be deposited along with the application money of Rs. 20,000/- (Rupees seven thousand five hundred only) for LIG, category.
For a single project, only one person can submit the application. However, separate application can be made for different projects and on being successful in lottery draw in more than one scheme then he/she will be entitled to get, allotment only in one of the scheme.
Private EWS and LIG Housing
- An interest subsidy would be provided by the state government to the beneficiaries of LIG and EWS category for making their home loan even more affordable which further help them to buy house easily.
- If eligible beneficiaries will purchase houses under private affordable EWS / LIG housing schemes then they would also be eligible for this subsidy. The beneficiary will jointly be selected by Banks, Private developers and implementing agency.
- The EWS and LIG category beneficiaries of Mukhya Mantri GRUH Yojana will have to deposit a minimum download payment of Rs.50,000/- and Rs. 1,00,000/- respectively.
- Urban Development and Urban Housing Department will implement the scheme in the state.
